Why 23 Land Parcels Got Rejected

An investor approached us looking for agricultural and developmental land near Kanakapura Road with a budget of ₹8 to ₹12 crores for a long-term hold. We identified 23 parcels that matched every criterion on paper: size, pricing, road access, and micro-market appreciation. We rejected all 23. Here's why.

Land Is the Most Vulnerable Asset

Commercial property has active tenants, clear lease agreements, and visible rental yields. Residential property has occupants, utility meters, and frequent transactions. Land, however, sits empty. No cash flow. No occupants. Just a boundary and a document. That emptiness creates immense vulnerability to forged papers, disputed boundaries, succession conflicts, and encroachments.

Parcel #1: The Latent Ownership Dispute

The first parcel was 5 acres priced at ₹10 crores. The seller possessed clean khata records and an executed sale deed. A 30-year title audit revealed that the seller's father had purchased the land from three brothers in 1992. In 1995, a brother's widow filed a court challenge claiming forged signatures. Although settled via a compromise in 1998, compromise decrees don't establish indefeasible title — any heir can challenge past settlements decades later, trapping the investor in protracted litigation. We rejected it immediately.

"Land sits empty without occupants or cash flow. That emptiness invites forged documents, encroachment, and litigation. Rigorous title verification isn't optional; it is the entire due diligence process."

Parcel #2: The Conversion Limbo

The second parcel was 8 acres at ₹12 crores. The seller insisted that conversion to Non-Agricultural (NA) status was 'almost finished' with paperwork submitted. Direct verification with the revenue department revealed indefinite bureaucratic holds. Unconverted land cannot legally be developed or partitioned, depressing liquidity. Buying on 'guaranteed conversion' promises is speculation, not investment.

Parcel #3: Long-Term Encroachments

A 6-acre parcel at ₹9.5 crores presented clean titles and valid NA certification. On-ground physical inspection revealed a half-acre settlement of families with electrical connections dating back 15 years. The seller promised they'd vacate for ₹5 lakhs. In reality, decade-old settlements bring adverse possession claims and intense local complications that tie up assets for years. We walked away.

The Pattern Across All 23 Parcels

Every single one of the remaining parcels failed institutional screening:

  • 4 parcels: Active boundary litigations with adjacent holdings.
  • 3 parcels: Unregistered succession documentation following intestate deaths.
  • 2 parcels: Overlapping sale deeds registered in different sub-registrar offices.
  • 5 parcels: Stalled NA conversions with regulatory notices.
  • 4 parcels: Physical encroachments and disputed access paths.
  • 3 parcels: Undocumented right-of-way easement disputes.
  • 2 parcels: Discrepancies between physical survey acreage and deed schedules.

The Due Diligence Checklist for Land

Before recommending any parcel, our advisory protocol scrutinizes:

  • 30-Year Title Chain: Exhaustive historical scrutiny of every conveyance and partition.
  • Encumbrance Certificate (EC): Verification of registered mortgages or hypothecations across Form 15 & 16.
  • Revenue & Court Records: City civil court, high court, and revenue taluk searches for lis pendens.
  • DGPS Physical Survey: Satellite-assisted boundary verification verifying deed boundaries vs on-ground markers.
  • Encroachment Audits: Unannounced site inspections checking for third-party possession.
  • Zoning & Master Plan Conformance: CDP alignment, green belt zoning checks, and buffer regulations.

The Clean Parcel and The Exit

The investor was initially frustrated after three months with zero acquisitions. We reminded him: eliminating 23 catastrophic land traps is risk mitigation, not failure. Six weeks later, we secured an immaculate 7-acre parcel at ₹11 crores: 40-year clear title, verified NA status, zero litigation, and flawless direct road frontage.

Three years later, the client exited at ₹18 crores. Because the title chain was pristine, the sale closed in just six weeks with zero buyer hesitation. Had he settled for any of the prior 23 parcels, his capital would still be frozen in legal battles.
